What should a roof assessment document?
Record roof system, deck and insulation where known, seam and flashing condition, edge details, drains, penetrations, and repair history. Label photos by building and zone, and state when areas could not be reached. If a moisture survey or test opening is proposed, get owner approval for the method, location, protection below, and restoration.
Keep the assessment tied to its inspection date and weather conditions. If a roof area was wet, covered, or inaccessible, state whether that affects what could be seen. When the owner approves a test cut, photograph the existing layers, record moisture observations, and document the repair that closes the opening. Do not generalize one test result to a different wing without support.
A condition assessment should separate direct observations from interpretation. Compare roof evidence with facility leak reports, but do not assume every interior mark comes from the roof. If another discipline needs to evaluate a ceiling, plumbing line, or mechanical system, list that follow-up and keep it outside the roofing conclusion unless included in scope.
