What should the roof condition report include?
Identify membrane or metal system, deck, insulation, seams, flashings, drains, curbs, penetrations, and visible repairs by building and roof zone. Include the date, conditions, allowed photo references, and access limitations. Separate what was observed from an interpretation about concealed layers. If a condition requires structural, environmental, or mechanical review, refer it to the appropriate owner-designated discipline.
Use a consistent roof-zone reference so facilities staff can connect each image to the marked plan. Note the type of field condition, its location, and what further check is required. If a test confirms wet insulation or damaged deck, record the approved opening and closure. If no defect appears in the area inspected, say so plainly and identify what access or test could resolve the remaining question.
For an interior leak report, trace the roof above and nearby transitions before selecting a repair boundary. Water can travel across concealed layers before it reaches a ceiling. A repair recommendation should explain the defect found, the work limit, materials, and remaining follow-up. Keep room references limited to the information needed for authorized coordination.
