What should the armory roof assessment cover?
Document the membrane or panel system, deck, insulation, seams, fasteners, flashings, drains, penetrations, and previous repairs. Mark each finding by building and roof zone. Armories may include later additions or separate storage and office wings; confirm whether each uses the same assembly before combining work. Note conditions that could not be inspected and the follow-up needed.
For an interior leak, trace water above and around the report. Check roof transitions, curbs, outlets, and nearby patch history. A repair plan should state the defect observed, material, limit, and whether a temporary measure remains. Distinguish an observed roof issue from condensation, plumbing, or another building condition that needs separate evaluation.
Identify rooftop HVAC, exhaust, antennas, conduit, power, and communication equipment only within the allowed scope. Confirm system ownership and whether any shutdown is permitted. Do not disconnect, relocate, or photograph controlled equipment without direction. Record each curb or support interface the roofing scope will touch and name the trade responsible for restoring the system.
Any new roof penetration needs approved placement and flashing detail. If the work includes lifting a unit or installing a support, coordinate sequence and acceptance with the qualified systems contractor. Keep roof access routes clear for authorized maintenance staff and do not leave material where it could block a service path. After work, document who confirmed normal operation.
